The first meeting is complimentary. We'll talk about your project, your goals, and whether we're the right fit for each other. No pressure either way.
Primarily yes — our license covers California and we know the local codes and conditions well. We've taken select projects in neighboring states for existing clients, but our core practice is in the greater LA area and Southern California.
We don't have a hard minimum, but full architectural services on residential projects typically make sense at $300K+ in construction cost. For smaller scopes, we offer design consultation or feasibility studies at an hourly rate.
As early as possible. We add the most value when we're involved before you've committed to a direction — we can help you evaluate a site, understand what's feasible, and shape the brief before design begins.
We're contractor-neutral — we don't have a preferred contractor relationship. We help you develop a bid list, review proposals, and select the best fit for your project based on scope, budget, and track record.
Design and permitting typically takes 6–12 months depending on complexity and agency review times. Construction varies widely — a residential renovation might be 4 months; a new build could be 12–18 months. We'll give you a realistic schedule at the start.
Sometimes — with client permission, we arrange site visits for prospective clients. Ask us at the initial consultation and we'll let you know what's available near you.
